What is in for Executive Condominium (EC)
Executive Condominium is still highly sought after as proven in the recent EC launches. The most recent 3 executive condominiums sold approximately a total of 1500 units on their 1st day. Hoi Hup is going to launch another EC, Parc Central Residences at Tampines in 2H 2020.
There are criteria to be fulfill when you purchase an EC as they are considered subsidized housing. With EC eligibility in place, the developers have to be realistic on their pricing as overly prices will kick out all the potential buyers due to income ceiling and Mortgage Servicing Ratio (MSR). Furthermore, first time buyers get to enjoy up to S$30,000 in Central Provident Fund grants (CPF Housing Grant)which make ECs more affordable. Typically, new EC pricing is around 15% - 20% lesser compare to new private condominium in the same vicinity.
If you are upgrading from HDB to EC, you are not subjected to Additional Buyer Stamp Duty (ABSD). In addition to that, you are able to stay in your current house and only need to sell your HDB unit, 6 months after Temporary Occupation Permit (TOP) obtain for the EC. This means that you do not need to worry about interim housing need while waiting for the EC to complete. There are also different payment scheme which allow you to start the EC's monthly installment after TOP.
Owning an EC might be your path to wealth creation. There is a high chance for EC’s owner to own 2 properties (1 for own stay and 1 for investment) after 5 years Minimum Occupancy Period (MOP) is fulfilled. For more details on how to achieve this, please contact us and we will share and tailor make a proposal for you.
